Tenant Information

In order to qualify for a property, you must have a legal right to rent in the UK and we will require supporting paperwork as evidence of this. Passport, proof of address, Visa, work permits etc.

We use an external, online referencing company who will make comprehensive checks (including credit checks) to confirm your suitability and affordability for a property.

Before committing to the application process and paying a holding deposit, you should ensure you meet the minimum requirements. Any potentially detrimental information that may effect your suitability for a tenancy must be disclosed to the agent in advance, particularly with regards to your credit history – CCJ’s, IVA’s and bankruptcy orders.

As a general rule, your affordability will be determined based on your basic income (combined in the event of a joint tenancy) and
should exceed at least 30 x the monthly rent for the property you wish to let.

We do not take cash or cheque therefore; all payments must be paid via internet banking or direct transfer. Your rent must be paid each month via standing order.

Your damages deposit will capped at five week’s worth of the rent and be registered with the Deposit Protection Service’s custodial based scheme and you will receive the necessary paperwork accordingly.

If we are managing the property on behalf of the Landlord, we will require access to the property on a quarterly basis and report back on the condition.

Our lets are agreed on a six-monthly basis, although longer terms can be negotiated.
